Raheja is coming out with Plots in Sohna , Gurgaon (25 KM from Rajeev Chowk)

USP of Plots is as below.

1) Future residential project is now under way.
2) 20 mins drive from current Sohna Road / Golf Course Extension Road.
3) 10 mins from GD Goenka school
4) Proposed road connecting from Golf Course Road.
5) Small Ticket Size.
6) Low investment.

Rate 26575/- PSY
Size 158/243/304/357 sqyd
Other charges to be decided.

Booking Amount 7 lacs

How is above investment ?

Raheja has a huge land bank in Sohna & have plans to develop Raheja City there. Big name & good builder reputation but I have my doubts on Sohna as a region…I have visited the place many a times to that part while visiting Roz Ka Meo (not exactly sure of the location of these plots though)….pretty nefarious & dreaded area as a belt. Plus why would one go 25Km to-wards Sohna from Rajeev Chowk when you go less than 20 km on NH1 (for Vatika plots in 82) if investment in plots was the only consideration….Plus covering 25km on NH1 is no comparison to traveling 25km toward Sohna..road conditions are pathetic. Yes I know, Vatika is more expensive but at least you are on the National Highway with excellent approach even now compared to this god forsaken place on a State Highway…good for only some weekend trip to Damdama lake for an outing with kids (that too, only during daytime strictly). One may prefer booking plots in Jindal global City or Express City Plots (reday for possession in 5 months) at Sector 35 Sonepat (on KMP & 4 km from NH at less than this ticket price if plots was the consideration in this ticket size….that area has a huge potential for growth.

I am sure though that many would buy this too as anything & everything sells in RE esp. if its by reputed builders.

A lot of companies are advertising for property citing nearness to Dwarka expressway corridor.

Shilas, India bulls Centrum Park and Ramprastha Edge tower come to mind.

Does anybody have news on when this construction will start and when it is likely to finish? Has the contract been awarded and whom to? Date of completion and start of operation will be vital news for evaluating the pricing of flats sold in this corrridor.

Last I heard was that a few houses in Palam Vihar were slated for demolition for this expressway in May June 09 or thereabouts.

. the Fore most question —- Are we all sure whether this craze for infrastructure development in NCR would still contiune after the CWG 2010 .

This is the time taken for any Express Highway project per the latest from NHAI

2. 48 month is the time frame for the completion of the project from the date of award of Contract .Add a delay for 6 to 18 month in this .
3. Bidding and Contract awarding takes nearly 6-12 month after the land acquistion has been completed by the Development authoritiese .

Some hard facts

KMP(Kundli , Manesar and Palwal ) (137 KM) – Western periphery of Delhi was started in 2004 but is going to get open to public only by feb , March 2010.

The work on Eastern Corridor (from Kundli , bagpat , Gazhaibad , Noida and Faridabad towards Palwal ) has not merely started and will not be completed before 2013-2014 .

From this point of views of experts is better to place the money where the growth has begun. The first advantage is that the locations may be purchased at the best price on the property. That is to say Rohtash Goyal, managing director of Omaxe. Goyal says that currently also looking for such places Tier – II and III Cities can be turned on.

Builders do not doubt that investors with the two trends is once again moving towards the cities. The good reason is that the Delhi – NCR, Mumbai, Kolkata, Chennai, prices are much lower than in cities like Bangalore.are bringing their project.

Tier II – Three Cities
Up your mind to the question of exactly what these are Tier II and III Cities? Where are these cities? Their distance from the metro not too much?work is being done. According to him, is a long list of such cities. In cities like Lucknow, Kanpur, Agra, Allahabad, Chandigarh, Mohali, Ludhiana, Jalandhar, Amritsar, Jaipur, Cochin etc. may be included. Talking about the NCR cities have too many to cover, which is considered one of the second and third tier cities.

In NCR
NCR Prerifri of you coming in to invest in these cities, the deficiency is not here. Bahadurgarh is to include Meerut and NCR, but these two cities are currently placed in second tier cities. In these two excellent prospects for growth have been observed.Connectivity of the area’s best properties of the demand and the price starts to rise on its own.

In addition to these two cities, Moradabad, Nashik, Bulandshahr and Bawal Bhivadhi in addition to the possibilities can be found. Bhivadhi several thousand acres in the Industrial Park is Japanij. Large-scale commercial activities Rejidenshl the demand for properties in this city is set to grow. To be invested in such property is to be made good profits in the long run. Property cases, Pradeep Mishra informed that the property Investors who want to get good returns from the big cities than in smaller cities are looking for alternatives.

Why Attraction
In very little time in these cities have seen a large number of Projects. One reason is that land prices are lower here, which would reduce the project cost. While this decreases the value of the property with the builder Investors are also increasing profits.MD Manoj Kumar Gaur Sons India Limited says, “when it comes to property investment for the long term, of course, is no reason to look at the metro cities.India needs more towns and cities are still growing, will increase in coming years.

. Indeed, living in community with security for the club, swimming pool, Power back up – get features like that are not usually fail in independent houses. Projects in these cities are increasing demand for local people.

Investors who can not Invest in such expensive properties, the properties of these cities have been gone. In addition to planning for retirement tier II and III of the people who are putting those cities, whose religious or great importance in terms of tourism. In such cities, Haridwar, Mathura, Nainital, etc. are. Knowing the features and attractions that will also see how the price a property can be purchased here.

Price
Schan Estate MD Sun Schan’s locations in cities like Moradabad and Meerut, the rate of 6 to 10 thousand rupees per square meter plot can be purchased, while the apartments will have a budget of Rs 20 lakh from the 12. Bawal Bhivadhi and Rs 1800 to 2000 in cities like going rate per square foot.

In cities like Lucknow and Allahabad, where 10 to 15 million homes in the budget can be traced, while the furnished homes will take you 20 to 30 lakh budget. Amritsar, Ludhiana, Jalandhar and Mohali towns like the beginning of a two bedroom flat is Rs 13 lakh.So in terms of investment and returns will be much better? You can understand yourself.

The. D. P.have, and unprecedented increase in real estate prices. Only 9-10 per cent of -1 urban tier benefits, while 10.5 to 11.5 per cent are in tier -2 cities. However, the current Indian scenario are the real winners Tier -3 cities, which are the more than 12 per cent Labantr. Rising prices and a brighter future for these cities, the prospects of long-term benefits to investors in the coming years is pushing to buy the property. ”

SINGAPORE – U.S. investment bank Morgan Stanley is cutting 80 back-office positions in Singapore as part of measures to streamline its operations and is offering relocations mainly to India and Hungary, people familiar with the situation said Thursday.

The move comes as investment banks around the world are laying off thousands of staff as volatile financial markets and heightened regulatory scrutiny pressure earnings. Morgan Stanley reported in October an increase in third-quarter net profit, but investment banking revenue fell 14% from a year earlier to $864 million, as underwriting activity slowed with volatility in the markets.

Morgan Stanley is redeploying certain Singapore-based roles supporting its finance and operations divisions, including shifting product control jobs to India, and some management-reporting roles to Hungary, the people said. The move is part of the firm’s strategy to raise business efficiencies and cut costs, they said.

These positions provide support for Morgan Stanley’s global businesses, and the move doesn’t affect the bank’s front-office operations made up of investment bankers and private bankers, the people said. The transition is underway and will be completed by the middle of 2012.

“Singapore is getting more expensive partly due to a stronger currency. It’s getting close to Hong Kong in terms of costs, so it doesn’t make sense to keep those functions here,” one of the people said.

Hong Kong is Morgan Stanley’s regional headquarters in the Asia Pacific region.

Morgan Stanley said “the firm is in the process of redeploying a number of Singapore-based infrastructure roles to alternate global locations as part of the firm’s continual process to optimize business and location efficiencies.”

The move comes after Citigroup Inc. said this month it will eliminate roughly 4,500 jobs over the next few quarters, or about 1.6% of its work force, while Japan-based Nomura Holdings Inc. tripled its annual cost-cutting target to $1.2 billion, with most of the new reductions centered in Europe. Credit Suisse Group said it will slash 1,500 positions in its second round of staff reductions in four months.

In Singapore, Citigroup has cut just under 40 people from its headcount over the past few weeks across its markets, investment banking and private banking businesses, a person familiar with the situation said.

The global real estate fund of Morgan Stanley is in talks with Mumbai-based Sheth Developers to invest $100 million to $125 million in a residential project in India’s financial capital, three sources with direct knowledge of the matter said.

The Morgan Stanley fund will invest
in the unlisted Indian firm’s project in the western suburbs of Mumbai, said the sources, who declined to be named as they were not authorised to speak to the media.

Morgan Stanley declined to comment and Sheth Developers did not return phone calls seeking comment.

Sheth Developers acquired an 18-acre land parcel in Andheri from Borosil Glass Works in 2010 for about 8.75 billion rupees ($165 million) and plans to develop a large residential project there, said the sources.

If completed, the investment would be the first in India by the Morgan Stanley fund in three years, two of the sources said. The fund has invested about $750 million so far in India.

In October, sources told Reuters that a bunch of investors including a fund managed by Morgan Stanley and the Government of Singapore Investment Corp are in separate talks to buy a Mumbai property from Indian textiles firm Alok Industries for about $200 million.

Last month, the Wall Street bank named Shirish Godbole as the head of its global real estate investment fund in India.

Indian developers have come under pressure over the past year as rising interest rates deter residential buyers and funding for builders becomes scarce as economic growth slows.

Private equity investment in Indian real estate was marginally down in the first nine months of 2011 to about $784 million, from $817 million at the same time last year, according to data from industry tracker VCCircle.com.
